With malls sprouting across Kuala Lumpur and Johor Bahru like mushrooms after rain, locals can’t help but ask — do we really need more of them? It seems Johor Bahru City Square (JBCS) got the memo.

Instead of joining the race to build something new, the city’s most iconic mall is choosing to reinvent itself. By the 4th quarter of 2027, JBCS will unveil a fresh new look for the next generation of shoppers. Pictured above is the artist’s rendition of the mall post-upgrades.

For years, JBCS has been the heartbeat of Johor Bahru’s retail scene, drawing Malaysians and Singaporeans alike thanks to its unbeatable location just minutes from the Causeway. Now, under a multi-phase Asset Enhancement Initiative (AEI), the mall is preparing for a transformation that redefines both form and function.

The upgrade promises a sleek, contemporary facade, reimagined interiors, and a brand new layout for a smoother experience. Pictured above are artist’s impressions of the mall — a glimpse of the before (left) and after (right) that awaits.
The total floor area will grow from 547,000 to nearly 569,000 square feet, housing over 300 retailers spanning fashion, lifestyle, technology, and wellness.

Stores will be grouped by themed zones for easier navigation, while new additions include a 15,000-square-foot Kids Adventure Park, a 41,300-square-foot Health & Wellness Hub, vast event spaces, and integrated hotel apartments above the mall.

The transformation coincides with the upcoming completion of the RTS Link — a 6-minute cross-border connection between Johor Bahru and Singapore, slated for late 2026.
With capacity for up to 10,000 passengers per hour in each direction, the RTS is expected to usher in a steady stream of Singaporean day-trippers — all finding JBCS perfectly placed as the city’s gateway to shopping, dining, and leisure.
As construction begins this month, Johor Bahru City Square’s reinvention is officially underway. And if you ask me, it’s shaping up to be one of the city’s most exciting glow-ups yet.
