In Johor Bahru, the retail landscape shows no signs of slowing. Here’s a look at the new malls set to shape the city from 2026 onwards.

1. SKS City Mall JBCC

Expected to open in the first quarter of 2026, SKS City Mall JBCC is a 280,000-square-foot lifestyle mall located in Johor Bahru City Centre beneath the upcoming 5-star Sheraton Johor Bahru. It is accessible via major routes including the Tebrau Highway. 

Confirmed tenants include All About Chew, Pacific Kopi, Palates & Bagels, Beautea, Souper Tang, Kay’s Steak & Lobster, KKV, Skechers, and Luxe Nail.

2. Horizon Mall

Scheduled to open by the end of 2026, Horizon Mall is developed by Gamuda Land and located within the Horizon Hills township in Iskandar Puteri

The mall features an open-air, biophilic design and is directly connected to the Malaysia–Singapore Second Link. Travel time from the Causeway is approximately 1 hour and 20 minutes. 

Confirmed tenants include Padi House, Doma K BBQ, CHAGEE, and Royaltea.

3. OBS Mall

OBS Mall is part of the One Bukit Senyum development near the Johor–Singapore Special Economic Zone. Developed by Astaka Padu and CapitaLand Investment, it is located beside the upcoming Arden Serviced Residence and approximately 600 metres from the RTS Link

No opening date or tenant announcements have been confirmed.

4. Coronation Square Mall

Coronation Square Mall is a component of the integrated Coronation Square development within the Ibrahim International Business District. It is located next to the Bukit Chagar RTS Link station in the JS-SEZ

Construction is expected to begin next year, with completion targeted for 2029. The project spans 101.1 hectares and is positioned as the first major development within the IIBD.

By the fourth quarter of 2027, Johor Bahru City Square will undergo a major upgrade. The mall’s total floor area will increase from 547,000 to nearly 569,000 square feet, accommodating over 300 retailers

Stores will be grouped by themed zones for easier navigation, while new additions include a 15,000-square-foot Kids Adventure Park, a 41,300-square-foot Health & Wellness Hub, vast event spaces, and integrated hotel apartments above the mall.
