1. CHAGEE (G-20B & G-20C)

Marking a little milestone as Johor’s very first CHAGEE drive-thru, this spot is your go-to if you’re in the mood to linger in a comfy corner or just need a quick tea fix on the go. The interior is spacious and inviting, which is ideal for a quiet break or a casual catch-up.
On the menu, you’ll find their familiar favourites: the Milk Tea series (from RM13.50), refreshing Fruit Teas like Da Hong Pao and Jasmine Lemon Tea (from RM17.50), and the smooth, aromatic Oolong Pure Tea series (from RM14.50), among others.

You’ll find the drive-thru at G-20B, and thanks to the still-growing buzz, queues are usually short (for now). So, if you’re in a bit of a hurry, this might just be the smoothest tea stop you’ll make all day at THE COMMUNE.

2. Guoma Seafood Express (G-05)
Guoma Seafood Express is definitely worth a spot on your THE COMMUNE list, especially if you’re on the hunt for a Muslim-friendly take on Taiwanese-style shabu-shabu hotpot. While it caters to a halal-friendly crowd (so no pork on the menu), it still delivers satisfying flavours that hotpot lovers will appreciate. Yes, even if you’re a die-hard Mala fan.

Starting from just RM29.90, you’ll get to choose from 8 soup bases (Mala, Tom Yum, and more), and each set comes with a good balance of meat, vegetables, carbs, and drinks, which is pretty solid for the price.
You can also snack on tasty sides like Taiwanese-style salty crispy chicken, fried squid, and fried enoki mushrooms if you’re craving for perfect little bites to round out the meal.

3. DEKÕRI Premium Cafe (G-07)

4. Richeese Factory (G-02)
Richeese Factory isn’t just another fried chicken stop from Indonesia. It’s the same brand behind those addictive cheese-flavoured wafers many of us used to stash in our school bags (IYKYK).

What sets Richeese apart from familiar names like KFC or Texas Chicken is its distinctive twist on spicy fried chicken. Imagine Korean-style chicken, but instead of gochujang, the kick comes from a smoky BBQ-based sauce.

Where to have fun?
9. Sports Affairs (L102)

There’s something refreshing about a place that invites you to move, connect, and simply enjoy the moment. That’s exactly the spirit of THE COMMUNE. At the heart of it all is Sports Affairs, a vibrant sports hub featuring 10 badminton courts, 2 basketball courts, and 3 pickleball courts (from RM20 per hour) currently on trial.

If badminton’s your thing, you’ll be pleased to know the courts are available daily with rates starting at RM16 per hour during weekday mornings, going up to RM27 in the evenings. Weekends and public holidays are just RM25 during the day, and if you’re up for a night game on Sunday, it drops back to RM16.
Basketball lovers can go full court or keep it chill with half. Full court rates begin at RM60 per hour on weekdays before 6pm, and climb to RM130 for prime evening and weekend slots. On Sunday nights, though, the rate dips again to RM60. Prefer a smaller space to shoot some hoops? Half court bookings start at RM30 for weekday mornings and RM65 during peak hours. Sunday evenings offer a nice little break with the price returning to RM30.
